You buy the land from us and pay us monthly. No bank, no credit check, and the payment never changes.
The short version
Owner financing means the owner of the land is also the lender. We own every tract we sell, so instead of sending you to a bank, we finance the purchase ourselves.
You put money down, sign a contract for deed, and start using the land. Then you make the same payment every month until it's paid off.
Real example: 1.72 acres
$16,629 price. $1,500 down. $15,129 financed at 10% fixed over 10 years. Payment: $200 a month.

Pay online every month. When the balance hits zero, the deed is yours.
Owner financing vs. a bank land loan
- Credit: a bank pulls your credit and can turn you down. We don't check credit.
- Down payment: starts at $1,000.
- Paperwork: one contract, signed with the people who own the land.
- Rate: fixed for the life of the contract, so your payment never moves.
Common questions
Do you check my credit?
No. We sell our own land and carry the financing ourselves, so there is no credit check and no bank approval.
How much do I need down?
Down payments start at $1,000. Each tract page lists its exact down payment.
What interest rate do you charge?
Our current tracts carry a fixed rate of 10% to 11%. The rate is written into your contract and does not change.
How long do I have to pay it off?
Our current tracts are financed over 10, 15 or 20 years. Your monthly payment stays the same the whole time.
What is a contract for deed?
It is the agreement you sign when you buy. It sets your price, down payment, rate and monthly payment. You get to use the land right away. We keep the title until the contract is paid in full, then the deed goes in your name.
How do I make my payments?
Online, by bank draft or debit and credit card.
Can I see the land before I buy?
Yes, and we want you to. Call or text (601) 654-6558 and we will send you the location so you can walk it on your own time.
